Fully responsible for the physical environment management and logistical support of the company’s office premises. Core responsibilities cover the entire spectrum from office site selection, leasing, contract negotiation, renovation and fit-out, to daily property management coordination and comprehensive administrative supplier management. The goal is to provide the company with a safe, efficient, comfortable, and cost-effective office space through professional real estate operations and supplier governance.
Key Responsibilities
- Office Leasing & Contract Management
- Site Selection & Evaluation: Conduct market research, on-site inspections, and comprehensive assessments for new office locations based on business expansion needs (including transportation, amenities, clarity of property rights, fire safety qualifications, etc.).
- Lease Negotiation & Execution: Lead commercial negotiations with landlords or agencies (covering terms such as rent, rent-free periods, escalation rates, parking allocation, etc.), rigorously review legal risks and commercial terms of lease agreements, and follow up on contract filing and seal approval processes.
- Lease Lifecycle Management: Manage renewal negotiations, lease termination settlements, and deposit recovery for existing offices; handle various disputes and correspondence with landlords during the lease term.
